Experience the essence of coastal living at our charming unit on Newport Beach's Balboa Peninsula. This inviting 2-bedroom, 1-bathroom haven is nestled within a cozy 3-unit complex. Ideal for extended stays of 30 nights or more, our retreat is fully furnished and equipped with all the necessary amenities. It’s an excellent choice for digital nomads and traveling healthcare professionals looking for comfort and convenience by the sea. - For your added comfort we’ve added two AC units to the property, one in the living room and one in the bedroom! - Guests can park one car in the designated space in the car port. Additional street parking is available on a first come first served basis. Please observe our house rules. We have these rules in place to maintain the highest quality stay for our guests! •Unplug all unused appliances, hair curler, laptop chargers from socket when leaving the home. Turn off the stove, oven, and AC/heater. •No Shoes inside the property. •No Smoking of ANY KIND ($1,000 Penalty) •No parties, events, birthdays, bachelor or bachelorette stays •Check-in time is 4pm - 12am •No Extra/ Overnight Guests ($30 per extra guest per night) •No moving or rearranging of the furniture •No unplugging of the electronics •No Pre-Check in Bag Storage •No unapproved pets •No makeup on towels except on towels designated for makeup only •No disturbing neighbors •No parking anywhere other than assigned spaces we show you •No loud noise or music past 9:30pm •11am is check out time. •You will be charged $100 for each hour after check out unless prior arrangements have been made. **We reserve the right to cancel your reservation and keep your security deposit if these rules are broken** -Hosts/Managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. -Hosts/Managers are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. -Hosts/Managers will not be responsible for street parking fines or tow fees (Please observe street parking signs). •Security surveillance cameras are installed at the outside parameter of the property, NOT indoors. Your privacy is protected. GARBAGE PICKUP: Garbage pick up is on Tuesdays. If you notice the trash bins in the back carport have not been rolled out on Monday night, please kindly roll them out before Tuesday morning. LAUNDRY ROOM: -The shared laundry room between the guests in all 3 units is the white door. Simply enter code 2560 on the keypad and it will unlock. To lock, press the Schlage button on top. *Shared Laundry Room Guidelines* 1. First Come, First Serve: The laundry room is available on a first come, first serve basis. Please be mindful of other guests and try to use the machines efficiently. 2. Respect Others’ Belongings: Treat the laundry room as if it were your own. Please be respectful of other guests’ belongings. Do not remove someone else’s laundry from the machines. If a cycle is finished and another guest's belongings have been left unattended for an extended period, please notify us and we will contact the other units in the building. 3. Knock Nicely: If you find the machines in use, feel free to knock on the door of the guest’s unit. Kindly ask them to let you know when their laundry is finished. Most people are happy to accommodate and appreciate the courtesy. 4. Promptly Remove Your Laundry: Once your laundry cycle is complete, please remove your clothes promptly. This ensures that others can use the machines without unnecessary delays. 5. Keep It Clean: Clean up after yourself. Dispose of lint properly, wipe down the machines, and leave the laundry room tidy for the next user. Remember, we’re all sharing this space, so let’s be considerate and make laundry time a pleasant experience for everyone! As a valued guest, please be aware that any personal items placed outside the home (e.g., bikes, recreational equipment) are under your sole responsibility. The host is not liable for any loss, theft, or damage to these items during your stay. We kindly ask you to ensure that all outdoor items are secured and properly cared for.
